What is a motivated vendor?

A motivated vendor is a property owner who is in a position where they really need to sell their property. There are different levels of motivation and also different reasons why people sell. Some of the reasons are:

  • foreclosure
  • forced sale
  • for sale due to voluntary or involuntary administration or liquidation
  • mortgagee in possession
  • company becoming insolvent


  • people who have over committed
  • developers who need to sell because of financial commitments
  • investors who have purchased too many properties and cant afford the repayments


  • divorce settlement
  • partnership breakup
  • defacto settlement


The vendors who fall into this group should use the facility called . This section has been specially set up for properties in the above circumstances. You pay a monthly fee and your property is advertised on the front page and is also at the top of every properties list.


Your property will be displayed in the unique list and will have a date by when it must be sold. The buyer will not know which above category the property is from unless you say this in the advertisement. That way you will draw an abundance of buyers enabling you to increase your price and the chance of selling by that date.


This section is perfect if you are selling by auction.

The level of motivation here will depend on each individual circumstance. The time to advertise on this site will be when you feel that you must sell within the next 60 days.

Below are the vendors who are less likely to advertise a property on this site. This site will not encourage them to do so as the site is essentially designed to help sellers who really need to sell. However, every vendor’s situation can change, in which case this site will become a useful tool which everyone can and will use. Indeed, some vendors in the prime/prestige market are very motivated to sell. Those vendors who are more financially secure may just want to dispose of their property faster in order to reinvest in something that is going to give them a greater return.



Why Will Buyers Use This Site?

Buyers will use this site because it is all about perception. When a person is buying something whether it is food, furniture, a car or real estate, people want to feel that they have been given a fair deal or been paid a fair price. If they "get it" for less they are even happier because they feel like they have had a win. They will tell others about it and feel very pleased with themselves. The most successful selling websites are ones where people feel they are getting a product or service for a good price, e.g. eBay, wotif, trading post, ratesTogo etc.


Does Listing My Property on this Site Mean That I am Going to Get Unrealistic Offers and Sell for Less Money?

Advertising your property on this site does not necessarily mean that you will get less than if you followed the conventional selling methods. If you think about it, having more potential buyers will tend to bring the price up. Also, by telling potential buyers that you really need to sell, they will be considerably more interested than in the case of a "normal" sale.

You may indeed get buyers who will put in unrealistic offers, but depending on the time made and your circumstances, negotiating or taking an offer might be a better option than, for example, letting the bank repossess. The other thing is, in such circumstances, isn't it better to be in a negotiation rather than waiting for one to happen?

For example, real estate agents tend to use auctioning as the most preferred method for selling a property. The reason for this is they can take the price out of the equation and also bring prospective buyers together with a confirmed date of auction. It also indicates to the buyers that the seller is serious about selling, ie. they are motivated to sell. An auctioneer will tend to open an auction at a considerably lower price than the reserve in order to entice the bidders who feel that they can pick the property up at a cheaper price. What tends to happen is the seller gets either a better price, or depending on the motivation of the bidders, at least a contract of sale. Failing that, the property is passed in but the costs of the auction remain. Auctioning then is a much more expensive method to sell your property.

How do I determine the value of my home?

To determine the value of your home yourself you need to compare your property with others that have recently sold in the area. This is the very best indicator. "Open House" exhibitions are also extremely helpful in comparing your property with others. Go along, check things out. They can be quite an "eye-opener" in many ways. Also, check the real estate columns in newspaper advertisements. These will all give you a good idea of a price for your property.

Importantly, you will need to look at such things as:

Size of your house - how many square metres, how many rooms, bedrooms, bathroom/ensuite/toilet/s etc.

Size of the land - you need to determine a value of dollar per m2, acre or hectare

To do this, have a look at recent sales in the area and subtract their improvements i.e. house, shed, garage, pool landscaping etc. That will bring you to a price for the land only. Ascertain whether it has water, power, and telephone and then divide it by the size and you get a dollar per m2, acre or hectare. This will differ with acreage block as you will need to include fencing, dams and pasture improvements etc.

Location - you will need to compare the location of the properties in comparison to yours. Whether the property on a quiet or busy road, and whether the properties are near schools or public transport. It is always important to compare apples with apples, choose comparative properties in the same area or demographic as yours. If your property is located in an area that people pay a premium for then you need to add that to your valuation.

Improvements - You now need to ascertain the value of the improvements. Each one of these will be valued differently because of house structure, fixtures and fittings and of course age of the property. You will then add value with the pool, shed, landscaping, security, parking etc. All of these improvements will have there own individual value.

The thing to remember is that, all of this is simply a guide and your property is worth what someone will pay for it in the current market.


Why Should I List My Property on This Site?

This is the inevitable question, what this site will do that the others won't. The answer is simple. This site will draw more buyers to it because of the simple nature of it. Have a look at it yourself and question whether you would use this site as a buyer and then question why. The answer is yes, of course, because you , the buyer would perceive that you would be "picking up a property" for a "good", ie. cheaper, price. This doesn't mean that you the seller would sell for less, but that you by using this site would effectively be drawing more interest to your property which will increase the chance of a faster sale and most likely at a "good", ie. higher, price.

Remember, there won't be as many listings on this site because people have to get to that "motivated stage" before they feel that they really need it. That way your property gets more exposure and is not lost in the thousands of properties on the market.

How does an E purchaser look for property?
An E purchaser will initially type in a price range and area of preference, when the properties are revealed in that search criteria they will shortlist immediately by the heading and the first picture. It is imperative that your heading is catchy. Simple yet says a lot, such as:

“Privacy, Views and Absolute Quiet”

This automatically will attract those buyers looking to get away from city or suburban living, a buyer that wants to be uplifted, wants views, privacy and only wants to hear the birds singing. The house is not so important to these buyers.

The first picture is just as important as the heading. Your pictures need to FEEL, they really need to jump out and give you that feeling of what your property is all about.

Take the time to consider who the buyer is that will purchase your property; once that is determined create the photo that will attract them to the property. A house shot simply doesn’t cut it these days.Here are some examples of photos.

Once you have captured your buyer and they have clicked in to have a better look, you need to ensure you have some catchy dot points that are going to keep them interested so that they look further.

Your photos need to tell a story, you should have a minimum of 8 photos; they should give a summary of the house that words cannot describe. I have attached some more photos to give you an idea.

Under the dot points write a summary of them expanding on them slightly. Don’t make your copy to long, the E purchaser hardly ever reads to the end of a property description. Once they have read the dot points and the first two paragraphs they will usually give you a call or email if interested and your job is nearly done.

One important point is to keep your photos real do not modify them or remove things from the shot such as power lines or cracks in the wall. It will just upset the buyer when they come to view and it is false advertising.
